Spray foam removal cost: what affects the price

Removal quotes vary a lot, for good reason. Here’s what moves the price, what a written quotation should include, and the warning signs to watch for.

Loft prepared for spray foam removal, with protective sheeting, a dust extractor and waste sacks

You won’t find a price on this page. Published figures vary widely and rarely say what they include, and two lofts of the same size can be very different jobs. You get a written quotation after the survey.

The factors

What moves the price

FactorWhy it matters
Type of foamOpen-cell and closed-cell come away differently. See the difference.
What it’s stuck toFoam on felt is a different job from foam bonded directly to tiles.
Area and depthHow much of the roof is covered, how thick the foam is, and whether it reaches the eaves, valleys and ridge.
AccessThe hatch, boarding, working height, and whether scaffolding is needed.
Timber repairsAnything found once the foam is off. Often unknown until then, so ask how it’s priced.
Roof workSometimes needed where foam is bonded to the covering. It can be a large part of the cost.
WasteHandling and disposal by a registered carrier.
ReinstatementWhat goes back afterwards, including insulation and ventilation.
Independent surveyorA specialist’s report is separate from the removal work and has its own fee.

A written quotation should include

  • What’s being removed and what isn’t, by area
  • A total price including VAT, and what could change it
  • How unforeseen repairs would be priced and agreed
  • Scaffolding, waste and reinstatement, included or excluded
  • What you pay and when, with no full payment upfront
  • What documents you’ll get at the end
  • Your cancellation rights

Warning signs

  • A phone call or visit you didn’t ask for
  • A price that’s only good for today
  • A request to pay in full, or a large sum, in advance
  • A promise that a lender will accept the work
  • Being told your foam is dangerous, without a specialist’s report
  • Talk of grants or funding: we haven’t found any government funding for removal

If something doesn’t feel right, you don’t have to decide today. Trading Standards can take a report of a cold call, and you can check any firm at Companies House and on the Environment Agency’s waste carrier register.

Spending less

Before you pay for removal

The cheapest removal is the one you didn’t need. A specialist’s report costs money, but it can tell you that no action is needed, or that something less than full removal will do.

Removal isn’t always needed. Start with the official guidance.
